Applying for an Apartment
- Each resident must complete an application. The non-refundable application fee is $25.00 and is paid at the end of the online application.
- The security deposit of $200 holds/secures the apartment for you while we process your paperwork. We MUST receive full security deposit before we take your apartment off the market. The security deposit can be paid online at the end of your application or can be dropped off in person or mailed to our office. We do not accept cash. The security deposit is kept for the duration of the lease to cover any damages that may occur while you reside at Brickside. It is refunded 30 days after the lease ending date.
- Each resident over 21 must provide proof of income to qualify for a lease at Brickside without a guarantor. Proof of income can be the two most recent pay stubs, two most recent bank account statements, a W2, or financial aid/scholarship information. These documents can be emailed, faxed, dropped off in person or mailed to us. If resident is under 21 and/or does not have substantial credit or income to financially qualify for a lease, then a parent, guardian, or other person (not a roommate) must complete a guarantor form and provide proof of income to guarantee the lease.

- We require copies of 2 photo IDs for each resident. This can be brought in person, emailed, or mailed to us. Acceptable photo IDs are a driver’s licenses, student ID, passport, etc. If you are not a US citizen, then we must have a copy of your visa.

A guarantor is someone who takes on the financial responsibility of the lease, but does not live in the apartment. By completing and signing the guarantor form, the guarantor becomes legally and financially responsible for paying the monthly rental installments. A guarantor form will be provided by our leasing office if required for the lease contract.
You can pay the security deposit at the same time you apply through the online application. The security deposit is $200 per applicant. Brickside also accepts check or money order, which can be dropped off in person or mailed to the office at 112 Cox Ave suite 202 Raleigh NC 27605.
Limited on-site parking is available on a first come, first served basis. Offers for on-site parking are made in the order that leases are signed and on-site parking spots are leased via a separate lease addendum.
Water & sewer, electricity are billed back to the residents based on usage.
Utilities are billed to the apartment, not to each bedroom. The total is split equally among everyone living in the apartment, even if one person uses more than another. Your share appears on your monthly statement.

When does leasing open?
Leasing for the 2027–28 academic year is now open. Contact us to learn more.
When does Brickside open?
Fall 2027, for the start of the fall semester.
How are leases structured?
By-the-bed, individual-liability leases. You’re responsible for your bedroom and your share of the unit only, not your roommates’ obligations.
Are units furnished?
Yes. Most units include a furniture package; contents vary by floor plan. See the individual floor plan for its inventory.
What’s included in rent?
Furniture (unit dependent), in-unit washer/dryer, and internet. Electricity and water/sewer are resident-paid, billed each installment based on usage.
Is a guarantor required?
Yes, unless you qualify to lease independently. Guarantors are typically a parent. Contact the office regarding alternatives.
Can I choose my roommates?
Yes. Lease as a group to be placed together, or opt into roommate matching if leasing individually.
What is the pet policy?
Pets are permitted with restrictions. Contact the leasing office for more information.
Is parking available?
Limited on-site parking is available on a first come, first served basis.
Can international students lease?
Yes, including remotely prior to arrival. Additional documentation may be required.
Can I tour?
Come visit our leasing office at 112 Cox Avenue Suite 202 to get a feel for the finishes and layout before move-in. Reach out and we’ll set up a time.
